Q: What are HIPs?

A: HIPS is a term introduced by the British Government on 1st June 2007 and it stands for "Home Information Packs". HIPS are now compulsary for all properties on the market from 14th December 2007. In basic terms it is a document about a specific property made by Home Inspectors by the owner of that property.

Q: What does a HIP contain?

A: Inside a HIP you will find an Home Information Pack Index, Energy Performance Certificate, Sale Statement, Standard searches and Evidence of Title. All of this information is necessary for buyers and sellers. The advantage of HIPS is that information that a potential buyer might need is given instantly instead of taking months to gather by the buyer.

Q: Who has Access to the HIP reports?

A: Home Inspection Packs for any given property will be availiable to the public. Therefore if you see a property in an estate agency, they will hold a HIP for you too see.
